Home sales in the southern Georgian Bay region increased 25% during the first four months of the year.
There were 1009 residential sales, which is up sharply from the same period last year.
The president of the Southern Bay Association of Realtors, Kevin Woolham, says 2015 was a really strong year, and now 2016 is looking even better.
"It's amazing to think back a year and remember how we thought 2015 was a really strong year for {home} sales, and it actually was a record year," says Woolham.
"But now, " Woolham continues, "we are in 2016 and activity is somehow running another 25% above that."
Woolham predicts that with less inventory, there will be increasing competition among buyers this spring and into the summer.
The number of new homes in the southern Georgian Bay region listed for sale at the end of April was 569 units, down 2.3% from April 30, 2015.
