Homeowners in Bruce County have a new opportunity to turn extra space into something meaningful, while helping address the region’s housing crunch.
The county has opened applications for its Affordable Additional Residential Unit Funding Program, offering up to $50,000 to residents willing to create a new rental unit on their property. Now in its third year, the initiative is designed to make it easier for people to build or renovate spaces that can house family members, renters, or others in need of affordable living options.
Whether it’s a modest renovation inside an existing home or a small standalone structure in the backyard, the program aims to support a range of creative housing solutions. It’s particularly well-suited for homeowners with unused space, including empty nesters, seniors, and those looking to make the most of their property while contributing to their community.
“Through the Affordable ARU Funding Program, we’re working with homeowners to create more options for people who need a safe and affordable place to live,” said Claire Dodds, Bruce County’s commissioner of community development. "It’s an important part of our Build in Bruce initiative and our Housing Action Plan. It reflects Bruce County’s commitment to supporting strong, sustainable communities."
The program doesn’t just focus on adding units within existing homes. It also encourages the construction of detached residential units, giving property owners more flexibility in how they approach development.
“With the Affordable ARU Funding Program, Bruce County is embracing new solutions to meet our growing housing needs," added Bruce County Warden Luke Charbonneau. "It opens doors for renters, provides new opportunities for property owners and strengthens community across our region."
Funding for the 2026 program is partially backed by Bruce Power through its Seed Funding Program for Affordable Housing, in collaboration with the county’s eight municipalities.
Successful applicants can receive up to $50,000, covering as much as 75 per cent of construction costs. The funding is available to homeowners living in single-detached homes, duplexes, semi-detached houses, or townhomes, provided the property is their primary residence and remains in good financial standing.
To ensure long-term impact, any units created through the program must be rented at affordable rates for at least 10 years. Renters must meet income thresholds, and rental prices are capped in line with average market rates set by the Canada Mortgage and Housing Corporation, which is $1,236 for one bedroom, and $1,531 for a two bedroom.
