There's good and bad news in the latest Sarnia-Lambton real estate figures.
Sales dollar volume for February was the best in ten years at $34.8-million -- 38% better than the same month last year.
Real Estate Board President Steve Park says 142 properties sold but options for buyers are being limited by a lack of listings.
"We like to see a 10% increase in sales, but we like to see a 10% [increase] in listings as well, to keep it even," says Park. "The fact that listings were 10% lower for the month of February, but there was a 10% increase in sales, shows the gap is widening. We really need to get out there and get more inventory."
There are currently 267 active listings in the MLS system, 216 of which are single family homes.
Park says 27 houses sold in the $100,000 to $150,000 range last month and 16 under $100,000.
The average sale price was nearly $239,000 compared to $220,000 at this time last year.
