Housing market continued to cool in November

Housing sales in Windsor and Essex County dipped again in November for the third consecutive month.

The Windsor Essex County Association of Realtors said only 319 homes changed hands compared to 350 in November 2022, a difference of 8.86 per cent.

So far this year, sales have fallen 16.05 per cent, continuing a downward trend that started in January 2022.

Sales have only been up two months this past year, in July, when they grew by just 1.39 per cent and in August, when they climbed 3.33 per cent.

The number of new listings increased by almost the same amount as sales, up by 8.39 per cent, as 801 new properties went on the market compared to 739 one year ago.

Listings are still down 10.74 per cent this year, and the association had 1,419 properties available when the report was published.

Meanwhile, those buying a home paid slightly more than they did 12 months ago. The average price in the region climbed 3.32 per cent from November 2022 to $529,143. Prices have slid 10.26 per cent this year from $622,275 to $558,449.
