Real estate market activity up in Windsor-Essex for June

We saw more homes for sale in Windsor-Essex during June.

The Windsor Essex County Association of Realtors has released its June sales summary, and it showed that despite an increase in new properties on the block, the increase has not translated into more closed deals.

Market activity in the region was up 11.86 per cent last month, compared to June 2024. Year-to-date, the number of available listings is up 15.19 per cent.

There were 1,339 properties listed in June, up from 1,197 last year.

Sales in June dropped a little steeper when compared to May. When placed against June 2024, sales fell by 5.23 per cent. A total of 471 homes switched owners compared to 497 last June.

So far in 2025, sales are down 6.43 per cent, with a total of 2,401 deals closed since January.

The average price of a home for sale rebounded in June, rising by 2.97 per cent to $582,131 last month.

The average price so far in 2025 has been stable, rising by just half a percentage point to $571,584.
