Windsor-Essex home market activity up to finish 2025

Despite a dip in home sales and average price for December 2025, home sales in Windsor-Essex finished the year-to-date up in sales and market activity.

The Windsor-Essex Association of Realtors (WECAR) released its monthly sales figures for December on Tuesday.

Market activity ended 2025 on an upswing. WECAR's figures show that 459 homes were listed in December, up from 404 in the same month of 2024, representing a percentage increase of 13.61.

For all of 2025, market activity was up by 12.37 per cent.

For the final month of the year, home sales dipped by 6.79 per cent, with 261 properties sold. In December 2024, 280 properties changed hands.

However, when looking at all of 2025, sales finished slightly up, by 2.1 per cent. A total of 5,112 properties were sold in 2025, compared to 5,006 in 2024.

Reflecting a trend in many Canadian home markets, the average sale price for a residential property in Windsor-Essex was lower in 2025. In December, the average price was $524,840, a 9.6 per cent drop from the same month in 2024.

For the entire year, however, the average price remained relatively stable, ending at $568,822, down 1.6 per cent from 2024.
