Construction will soon be underway on 48 new homes in downtown Windsor.
A groundbreaking ceremony was held Monday for Pelissier Park with developers, investors, and officials from the City of Windsor. The $16.8 million project is the first housing development under the Housing Solutions Made for Windsor plan to break ground.
The development was first announced at the end of March.
"We have all of the buildings sold to the owners who will then rent them," said Chris MacLeod, owner and developer with Realty ONE Group Iconic. "We expect to start marketing the rentals probably toward the end of the year.
The development includes 32 two-bedroom townhome suites, with single-car garages, eight accessible one-bedroom suites, and eight affordable one-bedroom suites.
Construction is scheduled to begin by the end of the month. The first tenants could move in by the beginning of 2027 with completion of the project scheduled for the end of 2027.
"This is the ultimate solution to the woes of downtown," said Ward 3 Councillor Renaldo Agostino. "You have to add people, people living in the core is the answer, it just takes time."
The City of Windsor also has an agreement with Fahri Holdings for a new housing development on Caron Avenue. That project was announced in November 2025 and was expected to start construction in the spring. Windsor Mayor Drew Dilkens says site remediation is currently underway.
"The development agreement speaks to the timelines to start. Mr. Fahri is ready to go, we just have to remediate some of the land. There was some contamination where a former gas station used to be," said Dilkens. "Once we have the record of site condition, he's ready to submit the building plans and to get building ."
Other properties in the Housing Solutions Made for Windsor plan include the former W.D. Lowe Secondary School, and the Roseland Golf Club parking lot.
