The latest report on local housing sales from the Windsor Essex Association of Realtors suggests the housing market is cooling in Windsor and Essex County.
Sales were down 17.99 per cent in May from a year ago. In May 2025, 517 properties changed hands compared to 424 last month.
Sales are down 6.95 per cent so far this year.
Real estate agents have fewer properties to show to clients, too. Market activity in May fell 12.05 per cent as 1,226 properties were put on the market. Last May, there were 1,394 properties up for sale.
That metric is down by 2.65 per cent so far this year, and at the time the association published its May monthly report, there were 2,191 properties available.
Buying a home in the region was slightly more expensive in May as the average price rose 1.61 per cent, from $556,062 to $565,000. The average price so far this year has dipped 2.27 per cent.
