New listings continue to flood oversaturated housing market in CK

Another record fell in Chatham-Kent's home sales market in July.

And once again, it was related to the number of new homes hitting the market.

The Chatham-Kent Association of Realtors (CKAR) reported Monday morning that 276 new residential listings went up for sale in the region in July 2025. That is a 16.7 per cent increase compared to the same time in 2024 and marks the largest number of new listings added for July in history.

With those additions, there were 567 active residential listings at the end of July in Chatham-Kent, the highest that number has been for the month in a decade.

A report from CKAR President Barbara McCaughrin said the number of homes on the market continues to grow because buyers are either unable or unwilling to absorb the influx of new listings.

"The road back from the plunge in demand over most of the first half of the year has been slow and uneven, but there are signs that sales activity is moving in the right direction," said McCaughrin. "On the supply side, sellers are as motivated as ever to move their properties and are listing homes in our region in record numbers... We're hoping to see more balance emerge in the months ahead between supply and demand."

At this point, the surplus of supply does not appear to be driving the average prices down too much.

The average price of the 115 homes that sold in Chatham-Kent in July was $443,205.

That marks a 2.7 per cent decrease from the same time last year, but the average price has increased for the sixth straight month after hitting a low for the year of $418,711 in February.
